New housing developments in Goulburn has drawn interest from city dwellers, who work from home, and who are searching for more peaceful lifestyles.

Developers have responded to the growing demand by unveiling a series of modern housing estates, each designed to offer the comforts of contemporary living, while retaining the charm of rural life.

Former Mayor of Goulburn, Bob Kirk believes Goulburn is an ideal place for both city commuters and local workers.

“We are very accessible by road and rail – so that provides a great attraction and an easy commute for residents,” Mr Kirk said.

“Goulburn provides a very convenient rural lifestyle, a residential opportunity for people working in those areas who want to live away from the cities, we have a large influx of people coming to Goulburn to live here for that very reason.”

According to the Goulburn Mulwaree Council, the area has seen a 20 per cent increase in building approvals over the past year, a clear indication of the shifting housing market.

The new developments are also expected to stimulate the local economy, with real estate agents reporting a surge in inquiries from potential buyers in Sydney and Canberra.

Real estate agent Sarah Mitchell believes that people seeking a change find Goulburn appealing because it’s strategically located just a two-hour drive from both cities.

“New homeowners are increasingly seeking more than just a house; they desire ample space to grow, a strong sense of community to connect with, and a slower pace of life that allows them to truly enjoy their surroundings and prioritise what matters most,” Ms Mitchell said.

However, the rapid growth has raised concerns among long-term residents, with some locals fearing that increased housing density may strain existing infrastructure and alter the town’s character. 

Community forums have been organised to discuss the issues, allowing residents to voice their opinions on the balance between growth and preservation.

Goulburn business owner James Thompson worries that these new developments will ruin “the charm of Goulburn and its small-town feel”.

“While I recognise the numerous benefits that development can bring, such as economic growth and improved infrastructure, it is crucial that we remain vigilant in preserving our community spirit and ensuring that our quality of life stays intact,” Mr Thompson said.

“We must find a balance that allows for progress without sacrificing the values and connections that make our community a vibrant and welcoming place to live.”

While the long-term impacts remain uncertain, it is clear that Goulburn is on the brink of transformation.

Council is addressing residents’ concerns while highlighting development benefits, with plans for new parks, schools, and transport links.
